Halal home financing: down payment and cost checklist

Plan the cash needed for a Saskatchewan home purchase: Manzil’s published down payment, provider fees, local closing costs and questions to ask before committing.

The down payment is one part of the cash you need.

For a home purchase in Saskatchewan, separate four questions: the price you agree to pay, the financing you can actually obtain, cash needed before and at closing, and the ongoing cost of ownership. Mixing them into one headline number makes it hard to compare options.

Manzil’s published minimum down payment is 20%. Three arithmetic examples, not approval or quotations.

The examples below assume a 20% cash down payment and use the provider’s published 2% administration-fee basis. They show only those two categories. They do not include legal work, appraisal, fund contribution, registry charges, adjustments, moving costs or ongoing payments. An actual financing amount and fee calculation must be confirmed by the provider.

For example, a $450,000 purchase has a $90,000 down payment at 20%. The remaining price is $360,000; 2% of that amount is $7,200. Adding only the down payment and this illustrative fee gives $97,200 before all the other categories above. That subtotal is deliberately not presented as “the cash you need.”

Ask for a written, transaction-specific closing budget.

The financing provider’s national fee description is not a Saskatchewan legal estimate. Ask your lawyer about the charges that apply here and the specific documents involved. Compare ongoing obligations as carefully as upfront costs.

Ask for a payment schedule and an explanation of what each payment does. Clarify the term, renewal process, how future pricing is determined, and any additional obligations in the agreement. Then consider the home’s other expenses: property tax, utilities, insurance, upkeep and, where relevant, condominium charges. Ask what could change at renewal and how you would handle those changes.

If you may move, sell or make extra payments, ask for worked examples under the exact contract: what happens if you sell during the term, how an early-exit amount is calculated, what extra purchases of the provider’s share are allowed, and what happens if a payment is missed. Ask an independent professional to explain anything you do not understand before signing.

Do not conclude that a financing arrangement is cheaper merely because it is described as halal. Compare written estimates over the same period, use the same property and cash assumptions, and include exit and renewal terms. The structure’s alignment with your religious priorities is a separate decision from its financial cost.

  1. What is the amount being financed, and how is each fee calculated?
  2. Which charges are paid before closing, at closing or later?
  3. What money is refundable if financing or the purchase does not proceed?
  4. What is the fund contribution, and what documents explain it?
  5. What would renewal, sale or an early exit cost under this agreement?
  6. How long is this written quotation valid, and what could change it?
