01 / THE MODEL

What makes this path different?

What is Musharaka?

Manzil describes it as a diminishing partnership. You and Manzil contribute to a property and hold ownership shares. Your regular payments gradually purchase its share. The provider sets the legal terms; read them carefully. Read Manzil’s answer ↗

Is it just a mortgage with a different name?

Manzil says the contract is a partnership in a real property rather than an interest-bearing loan. It still has a profit rate and financial obligations. If the distinction matters to you, read the contracts and Manzil’s religious review, then make your own informed decision. Read Manzil’s answer ↗

Who holds title to the home?

Manzil says the partnership owns the property and the buyer holds title on behalf of the partnership under a nominee arrangement. Your legal documents explain the precise rights and obligations. Read Manzil’s answer ↗

Why use a bond-rate benchmark if it is not interest?

Manzil says it uses a Government of Canada bond rate as a pricing benchmark for the sale of its ownership shares. It says the legal distinction is a property partnership versus a loan. Examine the actual contract and ask Manzil or a scholar you trust if you remain uncertain. Read Manzil’s answer ↗

Who reviewed the Shariah structure?

Manzil names its Shariah Supervisory Board and publishes information about the scholars who approved its home financing products. Our real estate team cannot certify your own religious decision. Read Manzil’s answer ↗

Where does the capital come from?

Manzil says its current home financing comes from the Manzil Mortgage Fund, backed by individual and institutional investors. Investing in the fund is a separate choice from buying a home. Read Manzil’s answer ↗

02 / ELIGIBILITY

Could this work for me?

How much down payment do I need?

Manzil currently requires a minimum 20% down payment. For a $500,000 home, that is at least $100,000 before separate fees and closing costs. This example is simple arithmetic, not a quote or approval. Read Manzil’s answer ↗

What about income and credit?

Manzil publishes a minimum credit score of 680 and sufficient household income. It describes financing capacity as typically 3.25–3.75 times annual income, subject to its own assessment. Its general criteria also require Canadian citizenship or permanent residence and Canadian tax residency. Read Manzil’s answer ↗

Can I buy anywhere in Saskatchewan?

Our real estate team serves Saskatoon, Regina, North Battleford, Prince Albert and nearby communities. Manzil lists Saskatchewan as a province it serves, but says smaller places outside Ontario with populations under 250,000 may be treated as rural and excluded. Ask Manzil to confirm the exact address before making plans around its financing. Read Manzil’s answer ↗

Does it have to be my own home?

Manzil’s general criteria focus on a primary residence. It says investment property financing is considered case by case. Ask its mortgage team about any specific property and use. Read Manzil’s answer ↗

Can I transfer an existing conventional mortgage?

Manzil says a transfer to its Musharaka structure may be possible. The provider must review your property and finances and explain transaction costs. Read Manzil’s answer ↗

03 / COST & FLEXIBILITY

What will I actually pay?

Is halal financing cheaper?

Do not assume so. Manzil itself explains why its program can be more expensive than a conventional mortgage. Compare the full payment, fees and the cost over time, then decide whether the structure aligns with your priorities. Read Manzil’s answer ↗

What fees should I plan for?

Manzil publishes a 2% administration fee on the financed amount, legal fees, appraisal, a $1,000 fund contribution and other closing costs. Amounts can change; ask the provider for a complete written estimate for your transaction. Read Manzil’s answer ↗

Can I make extra payments or pay off early?

Manzil says quarterly lump-sum purchases of its outstanding shares are permitted up to an annual limit. Full early exit involves a pre-agreed Early Termination Sale Price. Read the exact calculation in your own documents. Read Manzil’s answer ↗

How long is the financing term?

Manzil lists Musharaka terms of 2, 3, 4 or 5 years, followed by renewal conditions. Ask how that term differs from the full period over which you expect to acquire all shares. Read Manzil’s answer ↗

04 / NEXT STEPS

Who do I speak with?

Can the real estate team get me pre-approved?

No. Contacting our real estate team does not apply for financing. Manzil says its pre-approval starts with a pre-application in your Manzil account, followed by an invitation to underwriting when eligibility and funding permit. Read Manzil’s answer ↗

What does the real estate team do?

We help you clarify your plans, search for homes, arrange viewings, discuss offers and navigate the purchase or sale. Manzil Mortgage Services provides financing information, eligibility decisions and the financing agreement. Read Manzil’s answer ↗

What if I am skeptical or still have questions?

That is a good reason to ask. Read Manzil’s published model and legal terms, compare total costs and take religious or independent professional advice if you want it. For real estate questions, call or email our team; contact Manzil directly about its financing products. Read Manzil’s answer ↗
